Replacement cost vs actual cash value

After a fire or wind loss, dwelling settlement decides whether you can rebuild or eat depreciation. Parity flags marketplace quotes that settle dwelling at ACV so a lower premium is not mistaken for parity.

Why settlement type matters

Homeowners forms often advertise a dwelling limit — but the form language may pay replacement cost (RC) or actual cash value (ACV). RC aims at rebuild with similar materials. ACV subtracts depreciation for age and wear. On an older roof or HVAC, ACV can leave a five- or six-figure gap.

What a total loss pays

Replacement cost: Rebuild cost for a similar home at today’s labor and materials — land value is separate.

ACV: Actual cash value: replacement minus depreciation. An older roof or HVAC can cut the check sharply.

Why ACV quotes look cheaper

Replacement cost: Higher dwelling / RC premiums reflect rebuild risk. Parity prefers RC when you own and would rebuild.

ACV: Lower sticker premiums often hide ACV dwelling. Cheap is not parity if a fire leaves you short of rebuild.

Marketplace trap

Replacement cost: RC dwelling + adequate limit (≥ ~80% of home value as an educational floor) is the baseline for owners.

ACV: ACV dwelling with a thin limit is double exposure — depreciated payout on an under-insured rebuild.

Pair with dwelling adequacy

Even RC under-insures when the dwelling limit sits well below rebuild cost. Parity warns when dwelling is under ~80% of the household home value you enter in Settings or Start — an educational coinsurance-style floor, not advice.

Also watch water backup and wind/hail

Sewer/drain backup is often excluded from base HO-3 — dropping a water backup rider that your current policy carries is a parity regression. Separate wind/hail deductibles can dwarf the all-other-perils deductible after a storm.

Educational only — not insurance advice. Replacement cost, ACV, water backup, and wind/hail terms vary by form and state. Confirm with a licensed agent before binding.
